Development of Base Plans / Field Survey
I will compile existing information and available data into a drawing format to be used in the design process. Typical information may include property line boundaries, locations of adjacent roadways and access points, elevation topography and aerial photographs. For illustrative purposes this information can be obtained from County Tax Maps, United States Geological Survey (USGS) maps and County Land Records; for accuracy, permitting and construction a surveyor can perform precise documentation of the property line boundary and develop elevation topography using aerial photography or field data. I will coordinate with the surveyor and modify the provided information as required to create a base plan.
In addition, I can develop accurate field surveys and detailed drawings of existing buildings for project records, area calculations and for use in the design process.
Marketing / Rendering / Graphics
I will prepare graphic and written material necessary to demonstrate the design concepts and unique qualities of the development “story” for your potential clients and investors. This may include colored master plans, individual site plans, perspective sketches, renderings lifestyle brochures, newsletters and other relevant images. I can produce final documents or work with a professional marketing firm in assuring that all of the project marketing and collateral objectives are achieved.
I will help to prepare the design portion of the site, research its limitations as well as planning and building codes that pertain to the proposed site and covenant issues for the project. This research will develop the project program, including spatial requirements and overall project goals.
Depending on the design requirements of the project, additional work may be required by an attorney, , civil engineer, property management consultant, surveyor, environmental consultant, or marketing firm to accomplish the final work.
Design Development / Project Details
After reviewing the options completed in schematic design, we all work together to choose a future design direction. In most cases, we find that the chosen direction is a compilation of several ideas from the schematic design phase. I will produce the documents of conceptual ideas from the master plan into detailed drawings that explain layout, materials, grading, construction and building techniques in order to convey design concepts completely and obtain client approvals, necessary permits and approximate constructions costs.
Construction documents are comprehensive drawings providing sequential data regarding each step of the construction process. They provide relevant information regarding the construction process to all involved.
In using my years of experience, I can streamline and organize your entire construction documentation process. After completing plans, elevations & detailed sections, details of critical areas are developed to create a complete set of construction documents that can be used for both building, permitting and bidding.
Bidding/ Site Observation / Construction Administration
During the construction phases, I will provide observation and administrative services to ensure that the work completed is consistent with the intent of the design aesthetic and construction documents and that the construction process moves forward timely and efficiently. Typical services include but are not limited to: bid preparation and review, contractor submittals, shop drawing and product sample review, status report evaluation, change order requests, contractor application for payment and on site observation.
